Who hires quantity surveyors in Sri Lanka?
The single word "quantity surveyor" covers two quite different jobs. On the contractor side you are trying to get paid for the work done. On the consultant or client side you are trying to keep the project within budget. Pay is similar early on, but the daily work and the career paths differ.
| Employer | What the QS does there |
|---|---|
| Contractors (building and civil) | Site QS, interim payments, subcontractor bills, claims |
| Consultant QS firms | Cost estimates, tender documents, cost control for clients |
| Developers and hotel groups | Client-side cost management on their own projects |
| Government and state agencies | Estimates and contract administration on public works |
| Middle East contractors and consultancies | QS roles on large projects in the Gulf, often recruited from Sri Lanka |
| Remote and offshore estimating | Take-offs and estimates for overseas clients from Colombo |
Contractor jobs usually mean time on site and outstation postings, with site allowances that lift take-home pay. Consultant jobs are more office based in Colombo. For how QS pay compares with engineers on the same projects, see civil engineer salaries and site engineer salaries.
How much do quantity surveyors earn at each level?
| Level | Typical work | LKR / month |
|---|---|---|
| Trainee / Junior QS (0-2 years) | Measurement, BOQs, interim valuations under supervision | 50,000 - 85,000 |
| Quantity Surveyor (3-5 years) | Runs the QS work on a project, subcontractor accounts | 80,000 - 150,000 |
| Senior QS (6-10 years) | Final accounts, variations, claims, cost reports | 140,000 - 280,000 |
| Contracts / Commercial Manager | Commercial control across several projects, disputes | 250,000 - 500,000 |
These ranges are our estimates for full-time private-sector employees. Larger contractors and international consultancies pay towards the top. Our quantity surveyor salary guide breaks pay down further by employer type and specialism, such as claims and contracts.
Quantity surveyor: take-home pay after EPF and tax
Monthly figures at the middle of each range above, using the 2025/26 and 2026/27 APIT rates (first LKR 150,000 a month tax-free) and the 8% employee EPF deduction. APIT starts to apply at the senior qs (6-10 years) level. The employer also pays 12% EPF and 3% ETF on top, so a LKR 375,000 salary costs the employer about LKR 431,250 a month.
| Level | Gross | EPF 8% | APIT | Take-home |
|---|---|---|---|---|
| Trainee / Junior QS (0-2 years) | LKR 67,500 | LKR 5,400 | LKR 0 | LKR 62,100 |
| Quantity Surveyor (3-5 years) | LKR 115,000 | LKR 9,200 | LKR 0 | LKR 105,800 |
| Senior QS (6-10 years) | LKR 210,000 | LKR 16,800 | LKR 3,600 | LKR 189,600 |
| Contracts / Commercial Manager | LKR 375,000 | LKR 30,000 | LKR 41,000 | LKR 304,000 |

What qualifications do QS employers ask for?
| Qualification | What it gets you |
|---|---|
| BSc (Hons) Quantity Surveying | The standard entry for graduate QS roles; the University of Moratuwa degree is the best known local route |
| HND in Quantity Surveying (IQSSL College) | Trainee and assistant QS roles, often while working |
| IQSSL Graduate Member Qualifying Exam | Graduate membership for those whose qualification is not directly accredited |
| IQSSL Assessment of Professional Competence | Full corporate membership (MIQSSL) after supervised experience |
| RICS chartered membership (MRICS) | Recognition with international firms and across the Middle East |
Course fees, entry requirements and the IQSSL exam costs are compared in our quantity surveyor courses in Sri Lanka guide. Software skills matter too. Advanced Excel is expected everywhere, and experience with a measurement or estimating package, plus reading BIM models, is increasingly listed in adverts.
What about quantity surveyor jobs in the Middle East?
The Gulf has been the main overseas market for Sri Lankan quantity surveyors for decades, and IQSSL even runs a UAE chapter for members working there. Employers usually want three to five years of experience, ideally on large building or infrastructure projects, and value FIDIC contract knowledge and RICS membership.
Packages often include housing or a housing allowance, transport and annual leave tickets, so compare total value rather than the basic salary. Our Dubai salary guide for Sri Lankans explains how to weigh an offer against living costs.
Our take: get site time early
If we were starting as a QS in Sri Lanka today, we would take a contractor job first, even at the lower end of the pay range. Measuring real work, valuing variations and agreeing final accounts on site teaches you things that are hard to learn behind a desk, and Gulf employers ask for exactly that experience.
Start your professional membership paperwork in your first year, not your fifth. The supervised experience record is what holds most people back from MIQSSL or MRICS, and membership is where the step up in pay happens. The wider construction industry salaries page shows where QS sits against other site roles.
Frequently asked questions
Are there quantity surveyor jobs in Sri Lanka?
Yes. Quantity surveyor jobs in Sri Lanka are offered by building and civil contractors, consultant QS firms, property developers, hotel groups and state agencies, with most vacancies in Colombo and on large project sites. Many Sri Lankan QS professionals also move to the Middle East after gaining a few years of local experience, which keeps demand for experienced staff steady.
What is the salary of a quantity surveyor in Sri Lanka?
Our estimates are LKR 50,000 to 85,000 a month for a trainee or junior QS, LKR 80,000 to 150,000 with three to five years, LKR 140,000 to 280,000 for a senior QS, and LKR 250,000 to 500,000 for a commercial manager. These are SalaryLK editorial estimates. Site allowances and professional membership push pay towards the top of each range.
What does a quantity surveyor do?
A quantity surveyor manages the cost of a construction project. That means measuring quantities from drawings, preparing bills of quantities and estimates, evaluating tenders, valuing work for monthly payments, pricing variations, and settling the final account. On the contractor side the QS also prepares claims. On the client side the QS protects the budget and advises on value for money.
What qualifications do I need to become a quantity surveyor in Sri Lanka?
The main routes are a BSc (Hons) in Quantity Surveying, such as the four-year degree at the University of Moratuwa, a foreign university degree taught locally, or the Higher National Diploma offered through the IQSSL College. Professional membership then comes through IQSSL, RICS or another recognised body after supervised experience and an assessment.
What is IQSSL?
IQSSL is the Institute of Quantity Surveyors Sri Lanka, the national professional body for quantity surveyors, established by an Act of Parliament. It accredits QS courses, runs professional assessments such as the Graduate Member Qualifying Examination and the Assessment of Professional Competence, and represents the profession. It also has an overseas chapter in the UAE.
Is RICS membership useful for QS jobs in Sri Lanka?
Yes, especially if you plan to work in the Middle East or for international consultancies. RICS chartered status (MRICS) is recognised across the Gulf and in many international firms, and some local degrees are accredited by RICS. Inside Sri Lanka, IQSSL membership is the more common requirement, and many senior QS professionals hold both.
How much does a Sri Lankan quantity surveyor earn in Dubai or Qatar?
Gulf pay for experienced QS staff is usually several times local pay in rupee terms, and packages often include housing or a housing allowance. Offers vary widely by employer and project. Treat any offer as a package: check accommodation, transport, leave tickets and end-of-service benefits, and compare it with our Dubai salary guide before you sign.
Can I get a trainee quantity surveyor job without a degree?
Yes. Contractors often hire trainee or assistant QS staff who are studying for an HND or degree part-time. The pay is at the lower end of the range, but the site experience counts towards professional membership later. Strong Excel skills, accuracy in measurement and basic knowledge of a QS software package help your application stand out.
